Use consistent area definitions
Define each area consistently: site, building, activity and supporting space. Avoid using a gross area in one place and an operating area elsewhere without explaining the distinction.
Connect each use to its inputs
Link each activity to its area, operating capacity and relevant cost or revenue inputs. An area-based activity may need a different estimation method from one driven by bookings or hours of use.
Track the effect of changes
When the activity mix or area allocation changes, review related cost, operating and projected revenue inputs. Record the change and its reason, retaining a reference version for comparison.
Make assumptions visible
State the source and status of area information, including what remains preliminary. This helps readers understand the basis of the findings and what may change as technical inputs develop.
This guide covers the organisation of information and initial questions. Each project’s requirements and study scope depend on its particular circumstances.
